By creating an account or using Terranown, you agree to these terms. If you are using Terranown on behalf of a company or another person, you confirm you are authorized to accept these terms for them. If you do not agree, do not use the service.
Terranown analyzes a real estate parcel you identify. We query public and licensed data sources — federal, state, and county — for that location, assemble the results, and use a large language model to write a plain-language narrative interpreting them. The output is a report you can read in the application, export to PDF, and optionally share.
Coverage is not complete. Parcel boundaries and county records are published unevenly across the United States, and some counties cannot be resolved at all. We make a reasonable effort to find the data for a parcel; we do not promise that any particular parcel, county, or data source will be available.
Terranown aggregates information from many third-party and public data sources and adds an automated interpretation. Those sources can be incomplete, out of date, or wrong, and the interpretation can err. We do not guarantee, and take no responsibility for, the accuracy, completeness, or currency of that data or its interpretation.
A report is for informational purposes only. It is not legal, financial, investment, engineering, surveying, appraisal, or other professional advice, and it is not a recommendation to buy, sell, or not transact on any property. It is not a substitute for a title search, a survey, an environmental assessment, or any other professional due diligence. You are responsible for independently verifying anything you rely on before you act on it.
Reports are metered as credits under the plan attached to your account. Current plans and their allowances are shown in pricing and in Settings; those figures are authoritative, and this page does not restate them.
You can attach documents — a survey, a title report, a seller disclosure — for the analysis to cross-reference. You keep ownership of everything you upload.
By uploading a document you confirm you have the right to do so, and you grant us permission to store and process it for the purpose of producing your report. That processing includes sending its contents to the large language model provider we use to generate reports. Do not upload material you are not permitted to share with a service provider, and do not upload anything unlawful, malicious, or containing another person's sensitive personal information that you have no right to disclose.
The underlying public records belong to the agencies that publish them. What we add — the assembled report, the narrative, and the design and software behind it — belongs to Terranown.
Subject to these terms, you may use the reports your account generates for your own purposes, including your business: you can read them, export them, and give them to a client, a lender, or a partner. What you may not do is resell reports as a product, redistribute them in bulk, or build a competing service out of them.
A report describes a property, not a person. Terranown is not a consumer reporting agency, and a report is not a consumer report under the Fair Credit Reporting Act. Do not use one to establish a person's eligibility for credit, insurance, employment, or housing.
If you publish a report to a share link, that link is public. Anyone who has the URL can read the report without signing in, and it stays readable until you revoke it. Decide accordingly before you send one.

Terranown is under active development. We may add, change, or remove features, data sources, and analysis layers, and the service may be unavailable for maintenance or because a third-party source we depend on is down. We do not commit to a service level or uptime guarantee. If we discontinue the service or a paid plan entirely, we will give account holders reasonable notice.
Reports incorporate data from third parties, and the platform runs on third-party infrastructure. Their data and services are provided on their terms, and we do not control them or warrant their content. A link or a citation in a report is not an endorsement.
The service and every report are provided "as is" and "as available", without warranties of any kind, whether express or implied. To the fullest extent permitted by law, we disclaim the implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement, and any warranty that the service will be uninterrupted, error-free, or that the data or the narrative will be accurate, complete, or current.
To the fullest extent permitted by law, Terranown will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, or the cost of a property transaction you entered into or declined, however caused and on any theory of liability, even if we have been advised of the possibility.
Our total liability for all claims relating to the service, in the aggregate, is limited to the greater of the amount you paid us in the twelve months before the claim arose, or one hundred US dollars. Some jurisdictions do not allow some of these exclusions; where that is the case, they apply to you only as far as the law permits.
You agree to indemnify and hold Terranown harmless from claims, losses, and reasonable legal costs arising out of the documents you upload, a report you shared or passed on to someone else, your unlawful use of the service, or your breach of these terms.
You can stop using Terranown at any time, and you can ask us to delete your account by writing to support@terranown.com. We may suspend or terminate an account that breaches these terms, that we reasonably believe is being used to harm the service or another person, or where we are required to by law. Provisions that by their nature should survive termination — Reports are research, not advice; The reports you receive; Disclaimer of warranties; Limitation of liability; and Indemnification — do survive it.
We may update these terms as the product changes. If we make a material change, we will notify account holders by email or an in-app notice before it takes effect. Continuing to use Terranown after that means you accept the updated terms.
These terms are governed by the laws of the State of Washington, without regard to its conflict-of-law rules, and the state and federal courts located in Washington have exclusive jurisdiction over any dispute.
