The Basic report

A screening report that checks flood, wetlands, soil, access, utilities, water, environmental records and terrain for one parcel in under a minute.

Most parcels you look at will not be the one. The Basic report exists for that stage: a quick, sourced pass over the physical facts that most often rule land out, so you can drop the wrong parcels early and spend your attention on the right ones.

What it looks at

The geospatial picture of the land — what is physically true of the parcel no matter who owns it:

Flood risk
FEMA flood zones intersecting the parcel, including how much of the land falls inside a mapped floodplain.
Wetlands
National Wetlands Inventory features on or touching the parcel — often the difference between buildable and not.
Soil
USDA soil survey map units, with the properties that drive septic, foundation, and agricultural suitability.
Road access
Census TIGER roads at and near the boundary, and whether the parcel actually touches a public road.
Utilities
Electric transmission infrastructure near the parcel, and how far the nearest line runs from it.
Water features
Streams, rivers, ponds, and other National Hydrography Dataset features on or adjacent to the land.
Environmental records
EPA-regulated facilities and known contamination sites in the surrounding area.
Terrain
Elevation and slope across the parcel — how flat it is, and where it is not.

What you get back

A single page: the parcel boundary on a map, one card per finding with its status and the source it came from, and a short written overview of what stood out. It finishes in well under a minute and is meant to be read in about the same time.

What it leaves out

A Basic report does not go to the county record. There is no ownership, tax history, sales, or permit data, no zoning, no satellite imagery read, and no wider public-record research. It does not accept your own documents and is not exported to PDF. All of that is what a Deep Dive adds.

Going deeper later

If a parcel survives the screen, the Basic report can be promoted to a Deep Dive. What was already found is kept and only the additional research runs, so starting with Basic never means doing the work twice. What each report costs is on the pricing section of the home page.
