The Deep Dive report
The full due-diligence report on a parcel: the physical screen plus county records, zoning, imagery, species, minerals and public-record research, written up as one analysis.
A Deep Dive is the report for a parcel you are seriously considering. It runs every line of research Terranown offers and then reads the findings against each other, so a wetland, a soil type, and a zoning designation are weighed together instead of being left as separate facts for you to reconcile.
What it looks at
Everything the Basic report covers:
- Flood risk
- FEMA flood zones intersecting the parcel, including how much of the land falls inside a mapped floodplain.
- Wetlands
- National Wetlands Inventory features on or touching the parcel — often the difference between buildable and not.
- Soil
- USDA soil survey map units, with the properties that drive septic, foundation, and agricultural suitability.
- Road access
- Census TIGER roads at and near the boundary, and whether the parcel actually touches a public road.
- Utilities
- Electric transmission infrastructure near the parcel, and how far the nearest line runs from it.
- Water features
- Streams, rivers, ponds, and other National Hydrography Dataset features on or adjacent to the land.
- Environmental records
- EPA-regulated facilities and known contamination sites in the surrounding area.
- Terrain
- Elevation and slope across the parcel — how flat it is, and where it is not.
And the research only a Deep Dive performs:
- County assessor records
- Ownership, assessed value, tax history, recorded sales, and permits pulled directly from the county of record.
- Zoning
- The zoning designation on file for the parcel and what the jurisdiction permits under it.
- Satellite imagery
- A read of current aerial imagery — visible structures, clearing, access tracks, and standing water.
- Minerals & geology
- USGS mineral deposit records and the bedrock geology underlying the parcel.
- Protected species
- USFWS listed species and designated critical habitat that overlap the land.
- Public record research
- A web search pass over the parcel and its locality, distilled down to what actually bears on the property.
What you get back
A written report organized into sections, each backed by the records behind it and tagged with its source. Findings that need attention are called out rather than buried, and where two sources disagree the report says so instead of quietly choosing one.
You can attach your own documents — a survey, title work, a soil report, a permit — and they are read alongside the public record, which is often where the most useful discrepancies surface. A Deep Dive can be exported to PDF and shared as a read-only link.
How long it takes
Minutes rather than seconds. A Deep Dive talks to county systems and reads imagery, and those are only as fast as the agencies that run them. If one source cannot be reached, its section says so and the rest of the report arrives as normal; a later refresh gives that section another try.
When it is worth running
When a parcel has passed a first look and you are about to spend real money on it — an offer, an option, a survey, a site visit across the state. It is a research aid, not a substitute for a survey, a title search, or the agency that issues your permit, but it tells you which of those questions to ask first. Pricing is on the home page.
